This is the best architectural design of the year: Ray Kappe’s former family residence in Pacific Palisades.
Designed by Kappe for himself in 1967, the home is regarded as one of the defining works of California modernism. Built into a steep hillside in Rustic Canyon, it combines soaring glass walls, redwood interiors, floating staircases, and a split-level layout that follows the natural contours of the site.
More than five decades after it was completed, the residence recently sold for $12 million to preservationist Michael LaFetra, ensuring one of Southern California’s most influential residential designs remains in careful hands.
